Panattoni has announced the construction of a nearly 600,000 sq ft building in Germany with a direct connection to Tesla Gigafactory Berlin. The developer said that potential requirements from the automotive and supplier sector have already been taken into account.
Panattoni, a leading developer of industrial and logistics facilities in Europe, is building a new facility in Grünheide, Brandenburg, Germany, with a direct connection to the Tesla Gigafactory in Berlin-Brandenburg, according to the announcement. According to Panattoni, the potential requirements from the automotive and supplier sector have already been taken into account in the construction of a modern and environmentally sustainable facility.
The developer is creating a total usable area of 55,704 square meters (599,560 square feet), including 46,464 square meters of hall space, 2,640 square meters of office space, and 3,000 square meters of mezzanine space. The height of the building will be 10 meters (32.8 feet) and on the outside, there will be parking spaces for 192 cars and 12 trucks. The floor of the building will be equipped with a WGK (water hazard class) foil. In addition, Panattoni is also constructing a 3,600 square-meter awning to enable side loading at the property.
The company received one of the last vacant plots of land, totaling 94,119 square meters (23.26 acres) in Grünheide, just 700 m (2,300 ft) from—and with direct access to—Tesla's Brandenburg factory. The site also has additional connections to the A10 federal highway and public transport. As part of the development of the site, Panattoni is undertaking extensive revitalization work, including the demolition of two halls located there, which are leased by Tesla. Another office building is being leased to another user until the end of November, after which it will be demolished by partner company Panattoni.
Panattoni’s demolition work is due to start in Q2 2023, with construction scheduled to begin in Q3 2023. Early Access is then planned for Q3 2024. Deviations from the schedule are possible due to the complexity of the project.
Sustainability in the areas of ecology and social aspects plays an essential role in the project’s development. Panattoni is aiming for at least Gold certification from the German Sustainable Building Council (DGNB), with the planned package of measures including the installation of a PV (photovoltaic) system, the use of a heat pump, and smart metering. And as well as using rainwater to flush toilets and water the outdoor areas, there are plans to install charging stations to support e-mobility on the site.

This will create conditions for companies looking to move to the area and new employment opportunities that will further strengthen the regional economy. With its proximity to Tesla, the site offers ideal conditions for this goal, and the intended sustainable development of the new building makes the project very attractive. It will also be possible to intensify our collaboration with Panattoni with regard to the creation of an emergency service centre, which the local council has planned directly in the south of the property,” said Arne Christiani, mayor of the Grünheide municipality.

We have succeeded in this to a special degree in Grünheide, and the project will offer companies from the automotive sector in particular an attractive home. The scale of the deconstruction work is made worthwhile by the site’s outstanding location, infrastructure and connections.
